What we check in a cannabis cultivation facility for sale in California

Power is one of the first things we check. A room count or an equipment list helps, but we need to know what is actually available at the building and what is still unfinished.

Zoning and local permit Local approval decides whether cultivation has a workable path at that address.
Finished rooms vs shell We separate completed space from work still needed.
HVAC and dehumidification capacity Equipment on site is checked against the rooms and the cultivation plan, not assumed to be enough because it is there.
Water and drainage Irrigation and fertigation plans have to fit the building's water and drainage setup.
Lease terms and landowner approval Who controls the property, the deal terms, and the landowner's written approval required by DCC regulation 15007.
Path to first harvest The remaining building, licensing and cultivation questions, looked at together. We do not promise a harvest date.

What does a cultivation build-out cost?

Public 2026 guides give market context, not a budget for your building. Terrapin Construction Group's 2026 cost guide puts indoor cultivation build-outs at about $250 to $550 per square foot all-in, with separate cost lines for HVAC, lighting and electrical. Studio Bliss, a Los Angeles cannabis architecture firm, puts construction at $200 to $500 per square foot.

Those ranges cover different scopes. They are not HYE LYF prices and not an offer for your building. What your building needs depends on what is already there, which is why we walk it.

Buy, lease or take over: what each means

Buy: HYE LYF purchases the building with its own money. Buying the building alone does not move the license: the license goes with the licensed business.

Lease: HYE LYF leases the building instead of buying it. We review the lease terms, the landowner approval, and who will hold the state license and local permits for cultivation.

Take over: Depending on what the owner needs and what we agree, HYE LYF takes over the grow, the building, the operations, or the licensed business itself. Taking over the licensed business goes through the state's change-of-ownership process. What exactly changes hands is set in writing for each deal.

Whichever it is, HYE LYF puts its own money into the buildings it takes over.

The license and the building

In California the license stays with the licensed business, not the building. If you want HYE LYF to take over the license too, that means taking over the business that holds it, which the state handles as a change of ownership (DCC regulation 15023(c)). HYE LYF does not hold a cannabis license. Cultivation inside a building runs under a state license held by a licensed operator, and we lease only to state-licensed operators with local permits. A licensee on land it does not own needs the landowner's written approval (DCC regulation 15007); when HYE LYF owns the building, it signs that approval for its licensed tenant.

Anyone who knowingly rents, leases or makes a building available for unlicensed cultivation faces penalties of up to $10,000 per day (Business and Professions Code section 26038(a)(3)). State compliance does not remove federal risk for building owners (21 U.S.C. 856). This is not legal advice.
